How does the Dutch points system (WWS) work?
The housing valuation system (WWS) assigns points based on surface area, energy label, WOZ value, kitchen, sanitary facilities, heating and outdoor space. The total determines the maximum legal rent.
What is the Affordable Rent Act (Wet betaalbare huur)?
Since 2024, the points system also applies to mid-market rentals (up to 186 points). Landlords cannot charge more than the legal maximum based on the point score.
What can I do if I am overpaying rent?
You can send an objection letter to your landlord requesting a rent reduction. If they don't respond within six weeks, you can file a case with the Huurcommissie (Rent Tribunal).
